To whom it may concern,
I am pleased to recommend the Lydia Gable Realty Group (LGRG) based on a recent experience of having them market and sell my parent's home of sixty years. From my first introduction to Jennifer Rogerson, my primary contact, through the closing process, the LGRG team demonstrated an exceptional and unique team-based approach to the residential sales process. Working with LGRG was an efficient, professional, and positive experience.
The LGRG team immediately began dealing with the legal complexity associated with the sale of this family home, including a Family Living Trust, a Trust Grantor's Death Certificate, multiple-Trustee complications, and a Durable Power of Attorney document. Within the duration of our meeting, all original documents were scanned, returned to me, and all required Notary signatures completed. It was immediately apparent that I was not dealing with the usual individual real estate agent but had hired an effective and coordinated team.
LGRG provided exposure to a far wider marketing network than other real estate agents I had explored. Prior to hiring LGRG, I had interviewed other real estate agents, a few recommended by friends and others by family. All of these prospects had one thing in common, their marketing plan was narrowly focused; from the property's neighborhood, to its city, to its county. They all limited their marketing to a maximum of Ventura County. LGRG had a marketing plan that included Southern California and California's Central Coast.
This resulted in outstanding interest in the property, with over sixty groups touring the property over a weekend open house, and multiple above-listing price offers that came in quickly.
Throughout the process of preparing the home for marketing and photography, Jennifer and Lydia both stayed closely engaged. They arranged an initial "Private Exclusive" listing pre-"Minor Refresh" efforts. Both provided detailed guidance on what minor tasks should be done to better market the property. Once Minor Refresh work was initiated, they effectively and directly coordinated with my selected contractor on project's scope, schedule, and budget. This resulted in an on-time, on-budget, and minimal scope-creep project completion, allowing an on-schedule Open House event to be successfully executed.
Once multiple offers were received shortly after the wildly-successful Open House event, Jennifer and Lydia provided financial summaries of the multiple offers, explained the minor nuances of each, and provided guidance on the best path forward. As a team, we discussed the merits of each offer, selected the one that best met our original target goals, and proceeded into offer-acceptance and the initiation of a buyer-requested short-duration escrow.
I've had experience in completing short-duration escrows. The teams involved in getting the deal closed must work together in lock-step. LGRG had my back once again and made sure nothing fell through the cracks. The small issues that always appear in escrow had been previously discussed within LGRG and responding actions were immediately implemented. On the scheduled date, I received notice of closing and funds distribution.
If my personal experience with the Lydia Gable Realty Group matters to anyone as a documented case study of what a prospective real estate buyer or seller can expect, I highly recommend you employ their team to represent your financial interests and provide you peace of mind. Their outstanding service, professionalism, and dedication to their clients make them an excellent choice for anyone seeking a successful real estate experience.
Most sincerely,
Gary M.
Step 1: Start Planning Earlier Than You Think
One of the biggest mistakes families make is waiting until they're "ready" to sell before beginning the planning process.
The most successful sellers often start preparing six to twelve months before they intend to move.
Early planning allows time to:
• Evaluate your home's current market value
• Understand your buying power
• Complete strategic improvements
• Declutter gradually
• Create a realistic timeline
A little preparation upfront can dramatically reduce stress later.
Step 2: Home Prep/ Repairs That Deliver Real Value
Many sellers assume they need a major remodel before listing. In reality, most buyers are looking for a home that feels well-maintained, clean, and move-in ready. We can completely handle the home prep process for you, or guide you on what preparation will have an impactful ROI.
The highest-return improvements often include:
Fresh Paint
Neutral colors help buyers visualize themselves in the home and create a clean, updated appearance.
Flooring Updates
Worn carpet and damaged flooring can negatively impact first impressions.
Lighting Improvements
Modern lighting creates a brighter, more inviting environment.
Deferred Maintenance to Repair:
• Leaky faucets
• Damaged screens
• Cracked caulking
• Sticking doors
• Drywall damage
Small issues can make buyers question larger maintenance concerns.
Step 3: Declutter / Clean/ Estate Sale
Decluttering is often the most emotional part of downsizing. Remember: you're not getting rid of your memories, you're preparing your home to showcase its potential.
Start with:
• Closets
• Garages
• Spare bedrooms
• Bookshelves
• Paper files
A good rule of thumb: If you haven't used it in several years and it won't fit your next lifestyle, consider donating, gifting, or selling it.
Many homeowners find success by tackling one room at a time over the course of a few months. The Lydia Gable Realty Group can recommend professional decluttering and moving companies that we work with on a regular basis.
Step 4: Staging Matters More Than Ever
Today's buyers shop online first. Professional staging helps create strong first impressions both online and in person.
Benefits often include:
• Better photography
• Increased buyer interest
• Stronger emotional connection
• Faster sales
• Higher perceived value and sales price
Strategic staging doesn't necessarily mean replacing all your furniture. Often it's about editing, rearranging, and highlighting the home's best features. The Lydia Gable Realty Group specializes in concierge services like staging, and even offers a program that pays the costs upfront so you only pay at close of escrow (ask us about Compass Concierge).
Step 5: Understand What Today's Buyers Want
Buyers in the Conejo Valley continue to place a premium on homes that are:
• Well maintained
• Move-in ready
• Light and bright
• Professionally presented
• In top rated school districts
• Located near parks, trails, shopping, and community amenities
The goal isn't perfection. The goal is helping buyers immediately see the value in your home, and the key features that make yours special.
Step 6: Build the Right Team Around You
Selling a home involves much more than putting a sign in the yard. Our team specializes in Concierge services and can coordinate:
• Home preparation
• Vendor management
• Repairs
• Painting
• Staging
• Photography
• Marketing
• Showings
• Escrow coordination
• Relocation support
Having experienced professionals manage the details allows homeowners to focus on their next chapter.
