If staging and Feng Shui don’t get the job done, it might require a more unconventional approach. Here are some tactics today’s home sellers are trying, but do they really work?

Smudging. This Native American ritual is the act of wafting smoke over yourself and/or your possessions in order to purify them. The idea behind this is that people and things can collect negative energy. This energy can affect us in ways that aren’t positive, like weakening our immune system and even making us feel depressed or sad; as so many homeowners are feeling lately. Smudging is one way to help clear the home’s energy, or aura. Here’s how to perform a smudge.

Themed open houses. A recent episode of Bought and Sold on HGTV featured a Realtor who thought his New England listing reminded him of the country home Ricky and Lucy bought when they relocated from NYC. So, he donned a Tropicana/Babalu-style tuxedo, and his assistant was adorned in a red curly wig, red lipstick and 1950′s attire. The characters really came to life with the famous “you got some splainin’ to do” line and the “ah, Ricky” whine. Needless to say, with all the open houses potential buyers saw that day, that home was on top of mind.

Voodoo kits. Well, if the two above don’t work, how about a little black magic? Now you can go online and order voodoo kits with either a St. Joseph or West Indian statue. Just sprinkle the statue with seed and oil, cast a spell, bury it in the front yard to welcome the spirits – and pray that your home sells.
